Maintenance Technician

Job Description:

• Complete assigned maintenance and repair tasks according to schedule while providing friendly and professional service
• Perform painting, flooring replacement, fixture installation, minor carpentry, HVAC maintenance, electrical troubleshooting, and appliance replacement
• Document work performed and update work orders in AppFolio
• Submit receipts in a timely manner
• Properly record hours on work orders
• Communicate issues, required parts, and follow-ups to Coordinators and Office
• Conduct routine inspections and suggest preventative maintenance and equipment improvements
• Ensure all work is carried out safely to prevent accidents and injuries
• Respond promptly to emergency maintenance requests, including after-hours emergencies
• Support maintenance in Newton, Boone, Grinnell, and/or Des Moines

Requirements:

• Proven experience in renovation, repair, and maintenance work, preferably in a rental property or similar setting
• Proficiency in various trade skills such as carpentry, plumbing, electrical work, and painting
• Strong problem-solving abilities and the capacity to work independently with minimal supervision
• Excellent communication skills and the ability to interact professionally with tenants, property managers, and fellow team members
• Demonstrated commitment to safety and adherence to industry regulations and best practices
• Flexibility to work occasional evenings, weekends, or on-call shifts to address urgent maintenance needs
• Physical stamina and agility to perform tasks that may involve lifting heavy objects, working at heights, and navigating confined spaces
• Willingness to travel
